Energy Performance Certificate (EPC) Assessment – What to Expect
JH Estates | Professional and Accredited EPC Services
An Energy Performance Certificate (EPC) shows how energy-efficient a property is and provides recommendations to improve its rating. At JH Estates, we carry out professional EPC assessments in line with UK regulations, using Elmhurst Energy’s trusted systems.
Here’s a step-by-step walkthrough of what you can expect when booking an EPC assessment with us:
1. Initial Contact & Booking
Once you get in touch with us (by phone, email, or website form), we’ll ask for a few basic details about your property:
-
Type and size of the property
-
Number of bedrooms
-
Age of the building
-
Heating system and insulation (if known)
-
Access availability (e.g., lofts, meters)
We’ll then confirm a suitable date and time for your EPC appointment.
2. Appointment Confirmation
We’ll send a confirmation message with all the key details, including your assessor’s name and time of arrival. You’ll also receive guidance on how to prepare for the assessment, such as ensuring clear access to key areas like:
-
The loft space (if present)
-
Boiler and hot water cylinder
-
Heating controls and radiators
-
All rooms, including extensions or garages
3. Home Visit by the Assessor
Our qualified Domestic Energy Assessor (DEA) will arrive at the agreed time, show official ID, and explain the process before beginning the survey. The visit usually takes between 30 minutes to 2 hours, depending on the size and layout of your home.
They will:
-
Measure the building and room sizes
-
Check wall types, roof insulation, windows, doors, and glazing
-
Assess the heating system, including the boiler and controls
-
Record lighting types and any renewable technologies (like solar panels)
-
Take photographs of key features for audit purposes (not of personal belongings)
🛑 Don’t worry: The assessment is non-invasive—no drilling or damage is done to the property.
4. Data Entry and Calculation
After the visit, your assessor will enter all data into approved software based on Elmhurst’s RdSAP (Reduced Data Standard Assessment Procedure).
This software calculates:
-
The property’s current energy efficiency rating (A–G scale)
-
Potential rating after improvements
-
Estimated energy costs and carbon emissions
-
Tailored recommendations to improve the rating
5. EPC Registration and Delivery
Once complete, the certificate is submitted to the national EPC register. You will receive:
-
A digital copy of your EPC
-
A link to view it on the official government register
-
A summary of recommended improvements and estimated savings
Most EPCs are delivered within 24 hours of the assessment.
6. Aftercare and Advice
We’re here to help explain your EPC and recommendations. If you choose to improve your property’s efficiency, we can guide you on:
-
Suitable upgrades
-
Contractors or installers
-
When to get a new EPC to reflect your improvements
EPCs are valid for 10 years, but many property owners update them after making changes to insulation, heating, or windows.
7. Who Needs an EPC?
An EPC is a legal requirement if you're:
-
Selling a property
-
Renting it out
-
Applying for certain energy grants or schemes
-
Building a new home
🏠 It’s your responsibility as the homeowner or landlord to ensure a valid EPC is in place before marketing the property.
