JH Estates – Property Repairs, Maintenance, and EPC Assessment Services
Effective from: [01/07/2025]

1. Introduction

These Terms and Conditions apply to all services provided by JH Estates, a property repairs, maintenance, and EPC assessment company operating in the United Kingdom. By commissioning our services, you agree to be bound by these Terms.

2. Our Services

JH Estates provides the following services:

Property repairs and maintenance
Routine and preventative upkeep
EPC assessments for residential properties

We reserve the right to decline or withdraw services if a site is unsafe or non-compliant with relevant legal standards.

3. Quotations & Estimates

All quotations are free and valid for 30 days from the date of issue.
Any changes in the scope of work or materials may result in a revised quote.
Estimates are indicative only and may change after further inspection.

4. EPC Assessments

EPC assessments are conducted in accordance with UK government regulations and by qualified Domestic Energy Assessors (DEAs).
You must provide full and unhindered access to all relevant areas of the property.
EPC certificates are issued within 3–5 working days of the assessment, unless otherwise agreed.
JH Estates accepts no responsibility for ratings that may result in enforcement actions or impact property sales/rentals.
Reassessments due to changes in the property after the initial inspection may incur additional fees.
Clients are responsible for ensuring the property is ready for assessment on the scheduled date.

5. Booking & Cancellations

Appointments can be booked via phone, email, or online.
A minimum of 48 hours’ notice is required for cancellations, if less than 48 hours notice is given a 50% of the EPC assessment value will be charged. If less than 24 hours notice given 75% of the EPC assessment value will be charged.
Missed EPC appointments may incur a fixed fee of 50% of the EPC assessment value due to the regulatory time and travel commitments.

6. Access to Property

You must ensure our team has safe and timely access to the premises. If access is denied without notice, we may charge a call-out fee or reschedule at our discretion.

7. Payment Terms

Payment for EPC's are required upfront for private customers
For businesses invoices are issued on job completion or upon delivery of the EPC certificate.
Payment is due within 7 days. Late payments will incur a fee of £75.
All materials, assessments, and documents remain the property of JH Estates until payment is received in full.

8. Guarantees & Workmanship

We offer a 6-month workmanship guarantee for repair services.
EPC assessments reflect the property condition at the time of inspection and are valid for 10 years unless a new assessment is commissioned.
Our assessments are compliant with MHCLG guidelines and reflect the methodology used by government-approved software.

9. Health & Safety

We adhere to all UK health and safety regulations. Clients must disclose any known risks (e.g., aggressive animals, hazardous materials, poor structural integrity) before work or inspections be gin.

10. Liability

JH Estates carries public liability insurance.
We are not liable for indirect, consequential, or reputational losses.
For EPCs, we do not guarantee compliance outcomes or improvements unless separately contracted for remedial work.

11. Complaints

Complaints should be submitted in writing to contact@jhestates.co.uk within 7 days of service completion.

12. Data Protection

We comply with UK GDPR laws. Your information will only be used for service delivery and will not be shared without consent, unless required by law.

13. Governing Law

These Terms are governed by the laws of England and Wales, and all disputes are subject to the jurisdiction of the English courts.
